Letter to the homeowner

A reference, a record, a welcome.

This booklet is the home before you moved in. It catalogs the materials and machines D.R. Horton specified for the Dalton plan at Lot 1387, the dates and deadlines that govern the years following closing, and the contacts you might one day need.

The first chapters walk through the rooms — finishes, fixtures, appliances. Read them once, then keep the booklet on a shelf. You’ll come back to the later sections more than you think: the post-closing timeline at month eleven, the maintenance log every quarter, the serial registry when a part fails, the warranty matrix when a part fails out of warranty.

Some pages were designed to be filled in — serial numbers, vendor phone numbers as you find them, the location of every shutoff once you’ve found it for yourself. Pencil is recommended.

Appendix A

Post-closing timeline

Nine events from closing on 29 June 2026 through ten years out. The eleven-month builder warranty deadline is the operationally critical one — every remediation item must be reported in writing before that date.

    30-day service request

    First recommended builder service-request touchpoint. Document any cosmetic or functional issues observed during initial occupancy.

  3. Nov 29, 2026 + 5 months

    5-month service request

    Second recommended builder service-request touchpoint. Settling cracks, drywall, HVAC tuning.

  4. Oct 27, 2026 + 120 days

    Smart Home install deadline

    Last day to schedule the Alarm.com / Smart Home Technology installation appointment without incurring Provider labor & equipment costs.

  5. May 29, 2027 + 11 months

    11-month warranty deadline — CRITICAL

    Final builder warranty claim window. All items requiring builder remediation must be reported in writing before this date. Compile the cumulative punch list from the 30-day and 5-month visits.

Appendix B

To confirm in writing

Only written representations are binding (Purchase Agreement §§12.13, 11.2). Items below rely on verbal communication or inference and should be papered before closing or actioned on the dates shown in Appendix A.

Incentives

  • General Incentive ($4,345.00) — was this fully utilized via the DEC Option Incentive 1 offset on Change Order 1, or does any remaining balance remain applicable before the change-order window closes?
  • Finance Incentive comparison — the original purchase agreement showed $1,000 UHC and $4,000 standard; the revised version showed $10,000 UHC. Confirm which UHC amount applies if financing through DHI Mortgage / Utah Housing Corporation.

Inclusions clarified verbally

  • Standard appliance package — verify the side-by-side refrigerator is the ONLY refrigerator option included after CO #1 (i.e., the counter-depth 4-door option shown in the Color Book was not offered).
  • Window coverings — confirm coverage list explicitly: which mid-unit windows are blinded, and which (doors, basement, 1′ accent) are excluded.
  • Any verbal commitments from Chandler regarding paint touch-up reserves, builder-installed garage shelving, or model-home items — get in writing before closing.

Insurance & disclosures

  • HOA master deductible exposure — confirm the $25,000 master-policy deductible passes through to unit owners under Utah 57-8a-405 with Travelers loss-assessment coverage adequate to absorb at least that amount.
  • Earthquake coverage — Wasatch-fault proximity noted in seller disclosures. Decide whether to add EQ endorsement to the HO-6 before closing.
  • Auto liability — current Travelers auto bundle is at or near Utah state minimum. Confirm desired uplift before policy effective date.
  • Policy effective date — align HO-6 effective date with actual closing date (06/29/2026), not a placeholder.
