This booklet is the home before you moved in. It catalogs the materials and machines D.R. Horton specified for the Dalton plan at Lot 1387, the dates and deadlines that govern the years following closing, and the contacts you might one day need.
The first chapters walk through the rooms — finishes, fixtures, appliances. Read them once, then keep the booklet on a shelf. You’ll come back to the later sections more than you think: the post-closing timeline at month eleven, the maintenance log every quarter, the serial registry when a part fails, the warranty matrix when a part fails out of warranty.
Some pages were designed to be filled in — serial numbers, vendor phone numbers as you find them, the location of every shutoff once you’ve found it for yourself. Pencil is recommended.

Nine events from closing on 29 June 2026 through ten years out. The eleven-month builder warranty deadline is the operationally critical one — every remediation item must be reported in writing before that date.
Title transfers. Builder warranty period begins. RWC 10-year limited warranty effective.
First recommended builder service-request touchpoint. Document any cosmetic or functional issues observed during initial occupancy.
Second recommended builder service-request touchpoint. Settling cracks, drywall, HVAC tuning.
Last day to schedule the Alarm.com / Smart Home Technology installation appointment without incurring Provider labor & equipment costs.
Final builder warranty claim window. All items requiring builder remediation must be reported in writing before this date. Compile the cumulative punch list from the 30-day and 5-month visits.
One-year builder warranty period ends. RWC 10-year limited warranty continues for structural items per its own terms.
Planned interior upgrades beyond builder standard spec begin. Revisit HO-6 Coverage A limits with insurance broker before upgrade work to ensure adequate dwelling improvement coverage.
Free home-automation app subscription ends. After this date the app is purchased directly from the Provider monthly, or bundled into a security-monitoring subscription.
Residential Warranty Company 10-year limited warranty period ends. Manufacturer warranties on appliances and fixtures continue per their own individual terms.
Only written representations are binding (Purchase Agreement §§12.13, 11.2). Items below rely on verbal communication or inference and should be papered before closing or actioned on the dates shown in Appendix A.

Every fixture by its location in the home. For the pre-closing walkthrough, and for the thirty-day, five-month, and eleven-month builder visits.

Cost basis for Coverage A. When interior upgrades happen post-closing, revisit Coverage A against this baseline. Loss assessment should remain sized to absorb the HOA’s $25,000 master deductible (Utah Code §57-8a-405).
